Title: Land Wanted Near Lamduan

Evening

I am looking for about 1 Rai of Land to build a House on. Can you tell me how much I should pay and what I should be looking out for?

What you need to be looking out for is if the land has a title deed (a Chanote it's called in Thai) if it doesn't have it, stay away from it, you could be tempted to buy it because it's cheap, but don't.

Also look of course if there are Electricity lines near the land (but I think that is obvious) as to have electricity lines brought to your property could be very expensive.

No idea about the prices, but it can go as low as 20.000 THB for Farm Land to 1.5 Million or more.

We are also looking for land near Krasang and Lam Duan (Buriram) but we are looking for 2+ Rai.

I had electric cables near land I bought.

Unfortunately, it was high voltage and it cost me 225,000 Baht to have my own transformer and have PEA connect the supply.

Wow.
I have a question would it then be safe to say that if no transformer is anywhere (what distance approx ?)  near  the property you would have to pay for your own ? Or how does that work ??

I am 3km from the nearest village - I am sure that you will be OK. But is worth checking - you can go to the PEA office and ask them.

I was merely asking out of interest as this could be a possible (major) factor when looking for land (and we are also looking for Land).

Suppose the land is 50.000 THB per Rai but you have to fork out another 200K+ for the transformer. ;)
