Title: House for rent wanted (preferable Krasang Area)

Hi Guys,

because there is some serious interest to buy our Condo in Pattaya (and we didn't really expect to sell this quick ;) ) and our house build in Krasang is far from finished, we are looking for a House to Rent in the (preferable) Krasang Area.

Specs we are looking for

House or Town House or Large (50-60sqm) Apartment
-1 Large Bedroom Min.
-1 Bathroom Min.
-Living Room, Kitchen.
-Preferable with Aircon (or if no Aircon the possibility to install Aircon)
-Onsite Car Parking
-Internet connection (or possibility to get a line brought in)
-Unfurnished.
-Rent Term: Will Rent for Min. 1 Year
-Price Range: 10-15k THB per Month.

The lady that owns and runs Zabsa, in Krasang town is Just finishing off a newbuild of small Condo's for rent.
Only about 100 mtrs from her Restaurant. Maybe she can help you out ,her name is Oi ? she speaks very good English.

Am  I correct in thinking that Zabsa is near the Carwash  ? Or crossing the Railway (coming from the Market) and go straight on and at the end turn Right ?

Yes, if you cross the big market square, with Railway crossing behind you turn right at the road that crosses in front of you.
And yes there is a car wash nearby.  I may well be over there for lunch tomorrow, and will ask on your behalf if you like.

Question is this Oi also a "real estate" agent cq does she also have land for sale from other people ? If so then my wife knows her.

Ps: I found the Facebook site and we are in contact now with her.

Sorry don't know any more about Oi, I only got to know her as an occasional customer in the restaurant.
And was only talking to her about her Condo's last week.

The wife is in contact with her and we will aks the BIL to have a look.

The condo block she is building aren't finished yet, but she has another place which is available.

There is a guy from NZ, called Phil, that has places for rent in a small complex.

Entering Krasang turn right at the lights after the police station. At the end of the road turn left. Go over the railway crossing and turn left. Go through the railway station car park. Turn right and then left. You will see Anuban Krasang school up ahead. Turn right before you get to the school. About 400 yards up that road on the right you will see the place.

The rooms sound like what you are looking for. There is also a small bar area that is open Thurs, Fri, Sat and Sun. Quite a gathering of local expats on a Saturday.

I have a rough idea where it is but the tricky part is explaining this to the BIL (who will get lost even when having a GPS, but couldn't be bothered to follow it's directions ;) but has a heart of Gold )

Wifey called them. The rooms are only approx 25 sqm but with a separated kitchen area. Will need to look first but I think those rooms are a bit too small for a longer stay like we intend to do. But again will have a look first before we decide.

Long Story Short, but Condo is still for sale but we are NOT abandoning our plan to move to the Krasang area (thus spending most of our time there and not in Pattaya) ;)

Thanks Guys for the pointers will be checking them out as soon as we are there.

Ps: What would a basic (small) concrete house cost to build and how long would it take ? Would 4-500k cut it ?

What I think a Basic House is:
- 1 Bedroom
- 1 Bathroom (Shower / Toilet)
- 1 living room
- 1 Kitchen (could be outdoors if necessary)
- House size approx 50-70 sqm.

Why start building a basic house you might ask. We have the land for it and we could stay on it and wait until we build our final (big) house and when that is finished this small house could serve as a house for guests ;)

We are currently in the process of building a 50 sq m bungalow for my wife's Mother. Basic rendered white block build. 1 bedroom, terrace with external kitchen, living room, shower room etc....tiled roof, fully tiled, thai style external kitchen. Quite simple I. Style but completely lovable. We are comfortably within the budget you mention.

Bit hard to say entirely accurately because our builders are also extending main house by 50sqm and also building a big garage and pool terrace consequently they are doing all the build stages for each. We have anything from 5 to 6 builders on site each day and they reckon a couple of months to do the whole lot. If they were just doing the bungalow I reckon around 4 to 5 weeks tops. We are paying for the build and sourcing all materials ourselves. I haven't broken down all individual costs as yet because I just have an overall budget for the 3 projects however at a guess I reckon the bungalow fitted out will be around 300 to 350k. If I'd used grey block then less. It's not luxurious but as I say, perfectly livable and comfortable and would have thought a very good option for a couple whilst main house being built.

We are more then happy to stay 1-2 months or even longer in one of the apartments (thanks to MahDam and Starman for the pointers) when our "house" is being build. So that time scale is most certainly doable.

We only can start building the "main" house around Dec of 2015 (land fill) so instead of staying in an apartment or going back and forth to Pattaya (NOT) we will most certainly investigate this possibility and this option (seems) to be the best, because when I need to apply for a new extension of stay at KCI (instead of Pattaya) we will have our own place with a new Tabien Baan for the Missus.

Another question (a bit related) do you know how long the approval will take (Tessaban) before you can start building ?

Not a clue mate, sorry. The bungalow is replacing a shack ( previously mums house) and we are just extending our main house. Therefore, no changes to any documents or new ones required.

That is exactly what my TW & I did in 2007 on property next to inlaws.  We wanted a vacation type small bungalow to be used for our 1-4 month visits (and future guest house); 1 bdrm, smallish living room, small western bathroom.  It also has a small inside kitchen.  Used Super block; 1 AC.  Cost 325,000 baht.
The following years, we added a large covered Sala (patio) w/concrete floor; walled the perimeter, with double entry gates; added sun blocking 'live' trellis on E, S, & W sides with live flowering vines, property landscaping; rain water storage units and worked on plans for our future 'big house'.  We are currently finalizing the "big house" plans and should launch the construction in about one more year. 
It took the builder about 4-6 weeks for construction; bungalow was a Thai government furnished plan; so there was no wait time for plan approval.

Just an update,

We looked at rooms already today, the Krasang Hotel we looked at, the first room is very close to a road and a bit noisy with dogs barking and the other room we looked at was something where we can't stay in very long, especially as we will be renting for at least 2-3 months.

The apartments from Zabsa unfortunately don't have car parking, so that's (again) unfortunately out of the question, for the time being we will stay in the BIL house.

Also we went to both (yes there are 2 in Krasang) Tessabaans, they both said no problem, you can immediately start building, however you need to bring in (at one point) drawings of an architect, and you will get an approval. So we definitely need architect plans, but those will be finished (hopefully) in about 1-1.5 weeks.
