This is a small job we are working on , not our normal type of job but as its local and a stop gap between jobs we took it on .
The English gents wife had been overlooking the house build using local village builders , on his return to Thailand he wasn't over impressed with the work that had been carried out (to say the least) so he called us in to make good to mistakes and complete the job.
Also we will add a sitting area at the front of the house .

So we start .
Steel added to support the drop ceiling plus more strength to the roof .
Concrete footings and slab for front sitting area.
Counters for the kitchen started .
One door frame in one almost .
Water filtration system in , pipe work will be under the floor once were completed , the well water was smelly and hard in salts .

No need to disclose financial figures, but are you doing this on a lump sum basis or on a per hour rate. How did you make agreements on the work to be done ? Do you have a kind of written description or was all a verbal agreement ?

Yes a full written contract was drawn up .
This way both the client and I know exactly what's getting done and for what .Of course things may differ slightly and if so this we can talk about as we go .
Let's see what we do first .
If the building company had done this in the first place and stuck to it this mess may not of happend .
It's the norm for us to give details and a price every house we build or job we do .

So far we have only added to the contract the water filter system , the client asked us to do so .
Any extras added by the client or we find on the way will be priced and detailed then if ok with the client carried out.

This is the list taken from the contract .
This contract for works to be carried out at

1-Electrcal wire whole of house including all lights sockets and provisions for air-cons where required .
2-Gypsum drop ceiling the whole house ,external sheets outside areas.
3-Add required steel to roof structure to provide strength to roof and support drop ceiling .
4- Add septic system to provide for bathroom grey and fresh water run-off and soak away.
5- Fit all missing facial boards.
6-Concrete 47 sqm of concrete footpaths 100mm with steel square section re-bar.
7-Make good to cement render around house.
8- Front house level floor and add a 2.5 overhang roof and sitting area with tiled floor to similar to house pic shown including outdoor lighting and roman style trim (as shown in example).
9- Render Bathroom and level floor.
10- Tile bathroom 36 Sqm .
11- Plumb fit toilet supplied.
12- Build in a sink counter also as shown with storage UPVC cupboard’s, sink and tap tiled to match (as shown in example or there about ) – Fit extractor fan.
13- Build Glass block dividing wall and Hot Panasonic shower.
14- Kitchen 2 counter as shown 1 at 4 Mt long and 1 at 2 Mt hard wood units and Thai granite work top , Wall mounted units (as shown in examples ) 2.5 Mt Including fitted sink tap and double gas burner .Tiles on back wall below wall mounted units .
15-Tile kitchen floor .
16- Tile floor house front 32 sqm tiles of your choice up to 300 a sqm.
17- Mains supply from Meter to house.
18- Aluminum double door from living room to kitchen swing.
19- Mosquito screen for kitchen open window area.
20- Make good and Paint house in and out and new ceiling 3coats walls 2 coats also make good and wood stain doors .
21- Plastic Bird stop under roof edge.
22- Make good to roof holes.
23 - change bathroom doors and frames .

When I see the list I am asking myself what the previous contractor has done. Are these items in general corrective activities of extensions on the existing house ?

No I don't think so mate .Its a mess but all will be good .

Hi Alan,
Looks like it's coming on nicely.
Quick question. The decorative trim around the windows and front doors. Is it concrete/cement based or a composite material and is it just stuck on to the existing render with a tile cement?

It's made from cement and yes it's put on with glue cement, some of the bigger pieces have 4mm steel inside .

Yes Freddy. There are a couple of firms that make this on the road between Surin and Raka junction for Krasang,
but must be lots in other locations. When we built our house they supplied and fitted. Very pleased with it.
Can't remember what it cost, as a long time ago.

Looks like the door handles under the kitchen bench are on inside out, doh!

Correct and that's where they will stay until we turn them round it stops damage this is how they package them .

The granite we cut set and grind the edges then polish ourselves , noisy old job
