OK  now i have a base price to go on the  land price
If i built a house i would like to have 2 bedrooms upstairs with a large veranda so i can sit out side with tables and chairs 
so i can have a good view
has anyone built a house please where its a light frame construction ie steel on a raft
concrete ship lap outside plaster board or concrete board inside
with rock wool or expanded foam in the cavities for insulation
instead of trad blocks
i am looking to build as cheap as possible hence the questions
i have checked the fors & against benefit wise
but would be nice to have some advise from someone that has actually done some construction this way
regarding costs all replies appreciated thank you geoff

Don?t buy.

Unless you have a burning desire to throw your capital into something that you can?t own, don?t understand and will never see a return on.

If you are trying to do it as cheap as possible - you won?t, and that probably means that you don?t have enough ?free capital? spare for a project like this.

...don't know abou this particular village....do know i can buy 50 TW inside the city for about 400K..  at 3 minutes drive to trainstation. So every number i see pass by seems high to me..it's just a rather small plot in a village....GL

It looks  that what Freddy and you have said and based on you figures per wha
300k to 400k  would be reasonable for a building plot
i have been offered  a ria of land with a small new house on
partly filled for about 600k but it has a shared access
 i could build another house on but could not sell in the future only rent
this is why i thought 98 wah with no restrictions would be better
it looks as if you are used to building houses any advise regarding light frame const house
following on from other comments its not a case of having no money
i wish  to build as cheap as possible for all of the reasons outlined in comments
not put all my eggs in one basket as many others have done and then regretted it later

not that you should take this design but this a cheap way of construction.....typical farmhouse...electrics very basic. grey blocks in the wall. metalsheet roof.

i would not mind personally for myself. I do not wish to spend millions in Buriram that i can never get back in a sale..a house like this roughly 100 sqm would be around 700K i guess.  GL

That is  an ideal sort of house  at an ideal price
with your help i now have an estimated budget for house and land 
which i can work on to negotiate with this particular seller i will keep you informed

Same to you....Keep us informed..would love to see what you build later on.

p.s. i would avoid using brick myself, They tend o suck up the heat in daytime and release it in the evening, making the house feel like an oven....i prefer grey blocks although many would advice against it. Build a 2 story house with those..No problem at all...

Here's one just finished in our Village ,2 bedroom's, Living Room, bathroom and laundry room,small inside Kitchen with a larger outside ( Open Sided ) kitchen at the back . Not the Colours I would chose !!! ......  but total cost of 480k . A cheap house can be built and with a few minor adjustment I could happily live in this one :)

If you want to use 14cm thick blocks they can be delivered from Korat at 10.5 baht each. I got 2200 blocks so delivery charge was included.

If you are selling you are sitting on a goldmine. If you are looking to buy, good luck. The race track and football stadium, and everything that goes with it, takes up most of that area. Don't forget that the rear entrance to the track is actually on the 226. Any land that has not been bought and swallowed up by that facility probably is not worth having.

Why specifically there?
Almost nothing for sale in that specific area. Cross the road (land across the entry of the racetrack or land towards Big C for instance) and chances increase and prices decrease by a tenfold.
Ther is a plot for sale there somewhere ( the area you refer to). A couple of Rai , asking price was  somewhere in the area of 80 to 100 million.... can't say that sound anywhere close to reasonable, but just stating what i've seen.  if you go between BIG C and the racetrack, That makes everything a lot easier and  you can easily find a Rai between 2 an 4 million depending n the location.
Across the 226 ( side of the temple , and the area across the entrance of the football stadium)  is an area mainly owned by government, companies and army and temple. Gl to you
